Veteran Rate Reductions

Hello Veterans

The VA has established the interest rate reduction program (IRRL). Right now thousands of Veterans are taking advantage of the markets low rates. Currently 4.875% is available on 30 year fixed mortgages and you can even get into the low 4% range if you plan on taking an ARM. The VA rate reduction loan programs do not carry pre-payment penalties and they do not require an appraisal. The VA also allows you to skip 2 mortgage payments during this transaction and depending on your current escrow balance you may even get a refund issued to you. The VA also allows for cashback up to $6,000.00 for energy efficient improvements if the improvements will save you money on your annual utility bills.

If your interest rate is above 5.5% on a fixed mortgage and you plan on staying in the home for more than 3 years, the VA’s 30 year fixed loan at 4.875% is definitely something you should jump on. If your rate is at 5% or higher and you plan on moving in the next 3-5 years then the VA’s 4% ARM is something you should take advantage of. The VA has a 3 year and a 5year ARM with some of the lowest rates in the country.

The rule of thumb is why pay more than you have to. If you want to continue making the same payment you can, applying the savings from the streamline to your principle will substantially lower your balance month to month.
